Landlord gas safety certificates - £1,500 fine.

A number of Landlords believe it's unnecessary to carry out the mandatory gas safety certificates. Some believe they will never get caught, while others just don't want to spend the money. The web site for Landlords has recently reported that dozens of deaths are caused throughout the UK every year because of unsafe appliances. At the end of the day a faulty appliance could, and probably will, cause death or hospitalisation. Do you want to face that?

One Landlord in Chester now has the public humiliation of appearing in court for failing to protect tenants and have a safety certificate and inspection for a property she rented out. Now faced with fines and costs of £1,500 she may realise the saving of a few pounds was very foolish at the very least. The Court had been told that she was unable to produce copy certificates covering October 2009 until October 2011.

4you Lettings Ltd are committed to the highest levels of personal safety and will never let a property without a current safety certificate.

  • Insurer Aviva has put it's weight behind the HSE message by warning Landlords that failing to comply with the law could invalidate Property insurance.
  • Gas safety laws require all Landlords to check all gas appliances and flues within a year of installation and at least every year after that.
  • Gas Safe registered engineers must carry out any work and certification of gas appliances
